3人自称是大马常客,私下常来马游玩以及参加商演,林家栋更搞笑称:“我的护照一半以上都是大马入关印章。”问及3人是否有兴趣在大马置物业,尤其林家栋可顺便庆祝首次封影帝。他开心笑说:“我现在就来选几间了啊!”还表示喜欢面向游泳池风景的楼盘,“搞不好你们随时会在大马碰到我呢!”
问林家栋会否“升级”加片酬?他笑说:“这就要看老板决定了!”他表示,比起片酬,自己更注重剧本的质量。拥有属于自己电影工作室的他目前正筹备开拍电影,惟处女座个性要求完美,他自称难搞透露,现阶段还在编写剧本,但就已经换了6位编剧。“没办法,剧本是电影的灵魂,我不想为了拍而拍,如果本身不满意,做不好也没意思了!”
商天娥邀叶世荣一起玩音乐
谈及近况,商天娥透露接下来将于张崇基和张崇德合作舞台剧表演,“这是纯音乐剧,要全程唱歌,对我来说是非常大的挑战。”而叶世荣则透露在筹备个人专辑,一旁的商天娥闻言即向叶世荣邀歌,“不如你写一首歌,我们一起合唱,玩音乐吧!”叶世荣听后也开心笑说:“好啊,那我们一起期待摇滚版的娥姐!”

(吉隆坡16日讯)通过“屋换屋”方式进行重组的拉萨敏申(1Razak Mansions)组屋,提前9个月完成,已领钥匙的658名居民雀跃万分!新建的组屋,环境更舒适外,组屋面积也从旧有的每单位399至504平方公尺增加到800平方公尺。
在重建计划下,每单位的市值也暴涨至35万令吉,早前是6万至8万令吉,老旧的住宅区重建后已注入新的生命力。
该重组计划由发展商Impianika发展有限公司负责,2014年12月施工,预期3年完工,但该计划却提早于去年12月完工。
首相拿督斯里纳吉昨日为拉萨敏申组屋重建计划主持钥匙移交仪式时说,如今寸土尺金,政府与私人公司通过公私合作伙伴关系(PPP),将现有的土地展开重建计划。
他说,拉萨敏申组屋重建计划是一项成功的城市转型发展计划,该计划也是政府把吉隆坡转变成全球前20名宜居城市的其中一环。
他指出,他与拉萨敏申组屋很有“缘分”,50年前的1967年,亡父兼前首相敦拉萨为该组屋开幕,如今是他为该组屋主持重建动土礼(2014年)及钥匙移交仪式。

557户获3千元搬迁费
纳吉说,拉萨敏申单位属于为期99年的分层地契,但旧单位组屋的租期只剩40年,也没有分层地契。
“有101个单位租户以每单位4万2000令吉的售价卖给吉隆坡市政厅,如今有关单位市值超过35万令吉。”
他指出,发展商也将给予557个单位的屋主每人3000令吉的搬迁费,同时将承担两年的维修和排污费。
同时,若依照买卖合约,所有居民拥有一个月的时间搬进新单位,但纳吉已指示发展商,把搬迁期延长至2个月。

KUALA LUMPUR: The redevelopment of the 50-year-old low-cost flats of Razak Mansion, which has been completed nine months ahead of schedule, marks yet another personal milestone for the Prime Minister.
Located near the old Air Force base in Sungai Besi here, Razak Mansion was launched in 1967 by the then Deputy Prime Minister Tun Abdul Razak Hussein.
Yesterday, his son Datuk Seri Najib Tun Razak handed the 658 original residents keys to their new apartments following the completion of the redeveloped flats now known as 1Razak Mansion.
The 1Razak Mansion is made up of 658 three-bedroom apartment units near the original Razak Mansion flats.
In his speech, the Prime Minister described the redevelopment of Razak Mansion as being close to his heart.
“The old Razak Mansion was launched by my late father nearly 50 years ago, on April 26, 1967,” Najib said at the ceremony.
“Today, the original residents will receive new units which are much larger at 74sq m (800sq ft), and while their old units are only worth between RM60,000 and RM80,000, their new ones are worth no less than RM350,000,” he noted.
Of the 658 residents, 557 will give up their old Razak Mansion flat units in exchange for new apartment units free of charge.
The remaining 101 who are renting Razak Mansion flats will be offered the new apartment units at RM42,000.
The 1Razak Mansion was built by developer Impianika Development Sdn Bhd in a public-private partnership with the Government, with construction starting in 2014.
Apart from the apartment units, 23 shops, a market and other public facilities such as a surau and community hall have also been built.
Realising that the majority of the residents are low or medium-income earners, the Prime Minister has also asked the developer to help ease the burden of moving into their new homes.
All units are offered with 99-year leaseholds, with the developer to foot RM3,000 in moving costs for each owner.
The developer will also bear maintenance costs for all the units for the next two years.
Najib lauded the developer for completing the project nine months early, adding that the initiative was part of the Government’s urban redevelopment efforts to provide Kuala Lumpur residents with more affordable housing.
“Razak Mansion used to look like an urban slum and was an eyesore, but with the concept of public-private partnership, we have managed to change the face of this area into an urban redevelopment project we can be proud of,” he said.

KUALA LUMPUR: A total of 658 people, residents of the former Razak Mansion flats in Jalan Sungei Besi, today received the keys to their brand new homes at the 1Razak Mansion public housing project.
The project underwent a complete redevelopment under the 1Razak Mansion project which began in 2014.
The new units measures 800 sq feet each, with three bedrooms and two bathrooms. Each unit also comes one allocated parking lot.
The residents also received strata titles for their property, something they did not have before.
Prime Minister Datuk Seri Najib Razak, who handed over the keys to the residents today, commended the developer, Impianika Development Sdn Bhd, for completing the project nine months ahead of schedule.
It was a memorable moment for Najib as he had officiated the project's groundbreaking ceremony back then.
“We found that the previous unit only measured between 399 sq feet and 504 sq feet, some with two bedrooms and others with only a single bedroom.
“Today, the residents get to enjoy a new, spacious unit at 800 sq feet.
“Not only that, each unit was previously valued at between RM60,000 and RM80,000. Today, they are getting new units which are worth no less than RM350,000 each,” he said.
Najib noted that this is not merely a public housing scheme, but is in fact a medium-cost condominium project.
He said the residents expressed their absolute happiness to him during a chat with them recently.
He also pointed out that they also received other facilities such as air-conditioned hall, surau and shops.
“The huge difference in improvement between the old units and the new ones are like night and day,” he said.
Najib delivered more good news to the residents when he also announced that the residents will be exempted from maintenance and sinking fund payments for two years, courtesy of the developer.

KUALA LUMPUR, March 15 — Housing is a top agenda of the government in championing the interests and wellbeing of the people, said Prime Minister Datuk Seri Najib Razak.
He said the proliferation of affordable housing projects was proof of the government’s commitment to facilitate home ownership according to the people’s means.
“We have many agencies managing affordable housing programmes which have received overwhelming response like the 1Malaysia Civil Servants Housing Scheme (PPA1M), 1 Malaysia People’s Housing Scheme (PR1MA), the Affordable Homes Programme (RUMAWIP),” he said when handing over the keys for the 1Razak Mansion Housing Project here today.
The prime minister said that apart from these, housing redevelopment was another initiative by the government to provide comfortable housing for the people like the 1Razak Mansion in Sungai Besi, which before this was known as the Razak Mansion public housing scheme.
A total of 658 new housing units were built under the redevelopment initiative, each with a floor space of 800 square feet as compared to 399 to 504 square feet before, and come with three rooms, two bathrooms besides the provision of various public facilities.
Najib said the Public-Private Partnership (PPP) project was built near the old housing and successfully completed nine months ahead of the expected three-year target timeline.
“Through the PPP, we can redevelop these housing units. Of course, Razak Mansion before this gave an impression of a ‘dingy’, squatter house look, an ‘eyesore’ but now has been transformed and can be proud of,” he said.
Najib said several residents he encountered also expressed their joy at getting a more comfortable and modern home.
He said each 1Razak Mansion unit has a strata title under the name of the original owner with a 99-year lease compared to the old units with the remaining 40-year lease and having no strata titles.
Some 557 original owners will get new housing units free, while 101 housing tenants will be offered the units at a price of only RM42,000.
Najib also thanked the residents who agreed wholeheartedly to the proposed redevelopment of the housing site.
He said the transfer costs of RM3,000 for the original inhabitants would be funded by the housing developer, in addition to incurring the cost of maintenance and sinking fund for two years starting this year.
They were also granted a two-month time frame to move to the new units, he said.
The prime minister described the housing project as being close to his heart because it was launched by his late father Tun Abdul Razak Hussein in 1967, who was the deputy prime minister then and he (Najib) inaugurated the 1Razak Mansion groundbreaking ceremony in 2014.
Tun Abdul Razak succeeded Tunku Abdul Rahman Putra Al-Haj in 1970 to become Malaysia’s second prime minister. Tun Abdul Razak died while in office in 1976.
Najib said the current market value of a 1Razak Mansion housing unit is RM350,000 compared to the previous price of between RM60,000 to RM80,000 per unit. — Bernama

(吉隆坡30日讯)好消息!吉隆坡拉萨敏申组屋(Razak Mansion)重组计划下受惠居民,发展商将在3月移交新居锁,让居民迁入新组屋单位。据了解,从六十年代至今,拉萨敏申组屋走过半世纪的风雨,为了确保城市发展均衡,政府决定重新发展现有拉萨敏申组屋区。
当地共有15栋组屋,第1座至第11座属于一房式,第12座一层高单位是店铺,第13座底楼是店铺,楼上是组屋,至于第14座和第15座属于两房式。武吉免登区国会议员方贵伦指出,整个重整计划比预期快完成,尽管蕉赖金鱼村比拉萨敏申更早宣布,但是居民还未获得突破性进展,金鱼村居民还在痴痴等待。
他说,吉隆坡市政局与发展商早在去年举办汇报会,新组屋摩登的建筑结构已经建竣,目前进入最后阶段,邻近的拉萨敏申巴刹也会同步迁至新巴刹。
他说,部分居民已经在1月中陆续收到市政局房屋与社区发展组的信函,要求在3月31日前清空单位,若一切顺利将在农历新年后可以迁入新组屋。
组屋重组双赢方案
方贵伦日前接受“中国报”访问指出,这项重组计划中涵盖658个组屋单位,还有店铺,巴刹摊位和其他办公用途皆被纳入在内。
他说,当地商民早年前还对重组“屋换屋”的计划感到质疑,但是经过多次协商后一致同意搬迁,接下来也会前往当地巡视,并向商民汇报最新进展。
他坦言,拉萨敏申组屋重组是个双赢方案,除了商民获得安顿与更优质居住环境,巴刹小贩同期搬迁至新巴刹营业。
部分居民接市局信函
受访的居民指出,发展商已发出搬迁通告,有部分居民则收到市政局清空单位的通知信函。
他们说,虽然开始筹建过程比较耗时,但是建筑物动工后仅花了两年半,比起蕉赖金鱼村居民是幸运多了,毕竟搬迁日子指日可待。
他们说,发展商透过“屋换屋”进行重组计划,对居民而言可说是皆大欢喜,居民获得更优良的居住环境。
他们说,据了解,发展商已通知居民,在3月15日(星期二)下午5时前往新组屋领取单位钥匙。
我们打算正式取得组屋钥匙后,才进一步筹备搬迁事宜。”
居住环境更佳

The 350km HSR, Lim told TheEdgeProperty.com in an exclusive interview, is a boon not just for the property sector. The project will open up opportunities to port, airport, cargo and all other industries along the alignment besides Kuala Lumpur and Iskandar Malaysia.
“Everyone including professionals, businessmen and all the people in Malaysia and Singapore will benefit as it will shorten travel time by linking Kuala Lumpur International Airport (KLIA) and Changi Airport,” he added.
“HSR joins both countries into a one-and-a-half-hour economic zone. It will enable people to make a round trip in just a few hours,” said Lim.
“The connectivity is very important, and that is a game changer for Kuala Lumpur.”
Lim believed the economic zone will attract foreign direct investment (FDI), and mitigate or reverse brain drain in Malaysia.
He recalled how Iskandar Malaysia was initially met with scepticism when it was launched in 2006.
“During the 1997 financial crisis, Johor was the market with the highest level of property oversupply, so people laughed at Iskandar Malaysia when the government launched it. But the government has proven these people wrong,” Lim said.
Fast forward to the present, Lim hoped that people can see and act immediately on the opportunities arising from the implementation of the HSR.
At the top of the list would be Bandar Malaysia, a project undertaken by the Ministry of Finance (MoF) and IWH CREC Sdn Bhd (a joint venture between IWH and China-based China Railway Engineering Corp (CREC)).
Bandar Malaysia, an integrated underground city that never sleeps, is poised to be the catalyst for the transformation of greater Kuala Lumpur.
Malaysia’s first integrated development to be built under the public-private partnership (PPP) model, Bandar Malaysia will comprise a theme park, underground city, retail outlets, office tower, high-rise residential property as well as a transport hub with access to the HSR, mass rapid transit (MRT), light rail transit (LRT), express rail link (ERL) and KTM Komuter.
“The project aims to attract a population of 800,000, and also 500,000 people in and out every day as the HSR will provide greater connectivity for people,” said Lim.
Phase one of Bandar Malaysia will sprawl over 100 acres and it is expected to be completed in six to eight years.
“The upside will be there. We’re the highest bidder of Bandar Malaysia because we see the potential,” Lim added.
To recap, the government of Malaysia and Singapore on July 19 inked a memorandum of understanding (MoU) to kick-start the HSR project with a view to execute a legally binding bilateral agreement by year-end.
The HSR will have eight stations — six intermediate stations in Putrajaya, Seremban, Ayer Keroh, Muar, Batu Pahat and Iskandar Puteri, and a terminus each in Bandar Malaysia and Singapore.

KUALA LUMPUR, Jan 6 - Strategic fund 1Malaysia Development Bhd's (1MDB) sale of 60 per cent stake in Bandar Malaysia to a China group has “significant positive implications” on the property market here as investors are expected to participate in the ambitious 25-year development estimated to worth RM100 billion, an analyst said.
AmResearch analyst Mak Hoy Ken said a successful takeoff of Bandar Malaysia could “create positive spillover effects” for the Tun Razak Exchange, another 1MDB real estate project located about 3km away, Nikkei Asian Review reported today.
“We only expect the actual development of Bandar Malaysia to take off in 2018.
“Yet, we believe the monetisation of Bandar Malaysia - either directly or indirectly - has significant positive implications on the Malaysian property market,” he told the English-language business journal.
Last week, 1MDB announced that China Railway Engineering Corporation Sdn Bhd (CREC) and Johor-based Iskandar Waterfront Holdings will purchase a 60 per cent stake in its Bandar Malaysia land bank for RM7.41 billion.
The sale is part of the state-owned investment firm's third and final rationalisation plan to settle its outstanding debt.
The amount has been contested however after it was reported that CREC paid only RM5.28 billion in a filing with the Hong Kong Stock Exchange on Monday.
1MDB then responded by saying the declared amount was based on the “estimated share of the net equity value” and not the land sale valuation itself.
The state-owned firm also said that the land sale valuation may be changed during the completion period of the sale, depending on whether certain liabilities can be passed on to the consortium.
Bandar Malaysia, located on a land which currently houses the Royal Malaysian Air Force base, will become Malaysia's first integrated transit-oriented, mixed-use cluster.
Just 7km away from the capital city centre, the development will serve as Kuala Lumpur's gateway for the high speed rail-line to Singapore and become a central transport hub.

KUALA LUMPUR : The announced sale of a 60% stake in the 486-acre Bandar Malaysia development in Sungai Besi on Dec 31 has positive implications for the property market, according to AmResearch.
In a sector note on Monday, the research house said that at an implied value of RM697 per square feet (psf), the deal will set a benchmark value for the land within its surrounding areas.
This translates to an average gross plot ratio of 4 times, compared with 10.5 times for the nearby Tun Razak Exchange (TRX). The lowest transaction price for a parcel of land in TRX is about RM2,700psf, AmResearch said.
“Second of all, a successful takeoff of Bandar Malaysia could create positive spillover effects on TRX, which is located approximately 3km away,” it said.
On Dec 31, 1Malaysia Development Bhd (1MDB) announced a RM7.41bil sale to a consortium comprising Iskandar Waterfront Holdings Bhd (IWH) and China Railway Engineering Corp (M) Sdn Bhd (IWH-CREC) for a 60% stake in Bandar Malaysia.
IWH is the master developer of Flagship A within the Iskandar Malaysia Economic Growth Corridor – where it owns 4,300 acres of prime sea-fronting land.
In turn, IWH is a 60:40 JV between state-backed Kumpulan Prasarana Rakyat Johor and Credence Resources Sdn Bhd.
With an estimated gross development value (GDV) of RM150bil, Bandar Malaysia will be developed in phases over 15 to 25 years.
As a mixed use urban development project as well as a future public transportation hub connecting several major rail lines, the project is expected to serve as a catalyst for the transformation of the greater Kuala Lumpur area.
“Assuming an efficiency factor of 65% and indicative GDV of RM150bil, we estimate the indicative selling price of the project to be just a tad under RM2,700psf which we believe could be somewhat aggressive given the greenfield status of its surrounding areas,” said AmResearch.
Another positive reason cited by AmResearch is that attention could gravitate towards other potential players that could be roped in by IWH-CREC to accelerate the development of Bandar Malaysia.
This is because some developers have already acquired land within the vicinity of Bandar Malaysia, such as Binastra Land Sdn Bhd’s acquisition of the Volkswagen Showroom premises in Sungai Besi for RM96mil in June last year to develop a mixed development project with an estimated GDV of RM1bil.

KUALA LUMPUR: The Government is committed to providing better housing and comfort for the people in its bid to implement a balanced development in both rural and urban areas.
Prime Minister Datuk Seri Najib Tun Razak said the Government will continue to develop, especially in urban areas so they will not be left out as the country progresses.
Najib said it is vital for the Government to carry out urban redevelopment initiatives so that some areas will not become deplorable and the residents would not become urban squatters.
“It is not appropriate if we want to see Kuala Lumpur as a leading city but there are still areas here that do not match the status of Kuala Lumpur as a modern and outstanding metropolis,” said Najib at the ground-breaking ceremony of the redevelopment of the 1Razak Mansion in Sungai Besi here yesterday.
He also presented the housing unit approval letters to about 20 owners.
Also present was Federal Territories Minister Datuk Seri Tengku Adnan Tengku Mansor and Kuala Lumpur Mayor Datuk Seri Ahmad Phesal Talib.
The RM150mil redevelopment of the 1Razak Mansion project carried out by the Kuala Lumpur City Hall (DBKL) and Syarikat Impianika Development Sdn Bhd is expected to be completed in three years.
Najib said 1Razak Mansion, originally known as Razak Mansion holds a special place in his heart as 47 years ago, his father, the late Tun Abdul Razak, launched the public housing scheme on April 26, 1967.
“After 47 years, I think it is time for this housing scheme to be given a new image in line with modern times,” he said to a crowd of close to 1,000 people here.
Najib said at present, there were many initiatives provided by the Government, such as the 1Malaysia housing programme, PRIMA, adding that developers were qualified to apply for a grant from the Facilitation Fund provided by the Government.
He said that this year alone, the Government would allocate RM4bil to the Facilitation Fund as an initiative to encourage private, high-strategic impact projects.
Out of that, RM1bil is allocated under the Housing Facilitation Fund under the Public Private Partnership Unit (Ukas).
Earlier, Najib also announced several incentives for 557 unit owners of the mansion.
They include RM3,000 home relocation cost and RM4,000 stamp duty cost which will be borne by the developers.
The redevelopment of the public housing scheme, which has a total of 658 units, will see every new unit have three bedrooms and two bathrooms with a total area of 800 sq ft.
The current units only have one or two bedrooms and one bathroom with an area of 399 sq ft or 504 sq ft.
The estimated market value of each unit, once completed, is RM250,000.
Residents in this public scheme are receiving new residential units through the concept of replacement of old units with new low-cost units.

(吉隆坡21日讯)首相拿督斯里纳吉强调,政府重新发展拉萨敏申组屋(1 Razak Mansion)是为了确保在城市尤其是首都的发展均衡,避免有些地区由于赶不上时代变迁,在城市急速发展下沦为市区内的贫困地区。
他表示,吉隆坡已蜕变为国际知名都会,市中心若还有不符合大都会先进与现代特征的地区,并不恰当,因此必须推行旧组屋的重建与翻新计划。
拉萨敏申有47年历史
他表示,在1967年4月26日建立的拉萨敏申组屋,已有47年的历史,已是时候需要进行重建计划,以配合都市更新与发展,赋予新形象。 纳吉在主持拉萨敏申(1Razak Mansions)组屋重建计划动土仪式时强调,这项重建计划是政府兑现承诺,确保城市与郊外地区发展平衡,无论城郊居民,都能享有舒适的生活。
他强调,政府通过与私人企业合作,为拉萨敏申组屋展开重建计划,打造舒适与现代的生活的环境,“我与这个组屋区的关系,可追溯到已故父亲、前首相敦阿都拉萨曾踏足这里,并在47年前主持拉萨敏申组屋的开幕仪式。”
纳吉指出,重建后的拉萨敏申组屋共有658个住宅单位,23间店铺,110个铺位的巴刹,以及其他设施,包括小型办公室、民众礼堂、祈祷室、托儿所、居民协会办事处、警亭及殡仪馆等。
“重建前的拉萨敏申组屋分成2房1厅式,以及1房1厅式组屋,面积分别为504平方公尺以及399平方公尺,在重新发展后,每个组屋单位为3房2浴,面积约800平方公尺,并设有各项设备等。”
他说,现有租用店铺与巴刹的商贩在重建计划下也会连带受惠,在重建后会拥有面积更大的店铺,其中23个商业单位面积为600平方公尺,拥有110摊位的新巴刹土地面积约2万平方公尺,远大于之前的1万1千平方公尺。
屋主可免费获单位
纳吉也宣布,政府会为现有的557名拉萨敏申组屋屋主以及101名租户提供各项优惠与奖掖,包括组屋屋主可免费获得重建后的单位,租户可用4万2千令吉的价格,购买到市价为25万令吉的组屋。
“此外,在购买重建后单位时需缴交的4千令吉的印花税,也会由发展商承担。屋主也可在签署购屋协议前后,分别获得1千500令吉,总额3千令吉的回扣。”
拉萨敏申组屋重建计划是由吉隆坡市政局、发展商Impianika发展有限公司负责推行,该计划预计将在2014年中开展,预计在3年内竣工。
出席今日动土仪式者包括联邦直辖区部长东姑安南、吉隆坡市长拿督斯里阿末菲沙及Impianika发展有限公司执行主席李杰夫等。
40亿“便利基金”助发展屋业
纳吉指出,政府今年将拨款40亿令吉作为“便利基金”(Dana Mudahcara),其中10亿令吉由首相署私人界及政府合作机构(UKAS)负责发放,鼓励发展商进行具备高效应与具策略性的发展计划。
他补充,目前一个大马人民房屋计划(PR1MA)、一个马来西亚公务员房屋计划(PPA1M)下的发展商,符合资格向便利基金申请拨款作为10%的发展计划成本,但必须遵循政府设定的条件、房屋售价等。

KUALA LUMPUR: The redevelopment of the 1Razak Mansion public housing scheme in Sungai Besi here which has 658 residential units will begin in April and is expected to be completed in three years.
Federal Territories Minister Datuk Seri Tengku Adnan Tengku Mansor said the project, which would cost RM150 million, would be carried out by the Kuala Lumpur City Hall (DBKL) and Syarikat Impianika Development Sdn Bhd.
He said every new unit will have three bedrooms and two bathrooms with 800sq ft in size, compared to the old unit which only had one or two bedrooms and one bathroom with an area of 399sq ft.
The estimated market value of each new unit is RM250,000, which is three to four times higher than the market value of the old residential units.
"Residents are receiving new residential units through the concept of replacement of old units with new low cost units," he told reporters after the launch of the poll for the new housing units today.
He said the people in the housing area, a majority of whom are Chinese, reacted positively to the redevelopment project.
